The Seller can generally be expected to pay for:
4.) Documentary transfer tax ($1.10 per $1,000 of consideration, exclusive of the value of any lien or encumbrances remaining
on the property at time of sale.)
5.) Any city transfer / conveyance tax (unless otherwise agreed to by the parties according to contract).
8.) Payoff of all loans in seller's name (unless existing loan is being assumed by buyer)
9.) Interest accrued to lender being paid off. Statement fees, reconveyance fees and any prepayment penalties
13.) Tax proration (for any taxes unpaid at time of transfer of title)
14.) Recording charges to clear all documents of record against seller
1.) Real Estate Agent Commission.
2.) Title insurance premium - Owner's policy.
3.) Document preparation fee.
6.) Some loan fees required by buyer's lender (VA/FHA).
7.) Escrow fee (Sellers Portion).
10.) Termite inspection and correction (according to the contract).
11.) Homeowner's Association transfer fee (if applicable).
12.) Any judgements, tax liens, etc., against the seller.
15.) Home Warranty (according to contract).
16.) Notary fees.
